In August 2026, Austin's conventional apartment market had an average asking rent of $1,561 and an average effective rent of $1,462. Effective rent reflects concessions and other incentives, which is why it can be lower than the advertised asking rent.
Concessions were available at 55.5% of conventional properties in the August report, while conventional occupancy was 88.5%. For renters, that combination can mean more room to compare terms, but it is not a promise that every apartment will discount the same floor plan or move-in date.

Observed rent trends in Austin
Zillow's observed rent index was $1,610 for Austin city in July 2026, down 1.2% from July 2025. For the broader Austin-Round Rock metro, the July 2026 index was $1,647, down 0.9% from a year earlier.
Zillow's index is useful for tracking direction over time. It is not the same measure as a quote for a specific apartment, and it does not replace comparing the exact rent, required fees, parking, pet charges, utilities, and concession terms for the home you want.
Sources and methodology
The conventional apartment figures come from the August 2026 Austin report by ALN Apartment Data, provided to NeuLease. ALN's figures cover conventional apartment properties and are reported at the Austin market level.
The observed rent figures come from Zillow Research's city rent index data and metro rent index data. The year-over-year changes on this page are calculated from the July 2026 and July 2025 index values in those data sets.
